What is real estate crowdlending?
Collective lending secured by real estate
Real estate crowdlending allows multiple investors to lend small amounts of capital to a developer or property owner executing a project in Ecuador. In exchange, investors receive periodic interest payments in US dollars and the return of principal at maturity, secured by a mortgage registered with the local Property Registry.
Lending, not ownership
You do not buy the property: you lend capital to the developer and receive fixed interest. The repayment schedule is signed before a public notary in Ecuador.
Mortgage collateral
Every transaction is backed by a first-rank mortgage registered in accordance with the Ecuadorian Notarial Law and the Civil Code.
Low ticket, short term
Invest from USD 100 in projects with terms between 6 and 24 months and target yields between 9% and 14% per year in USD.

Transfer from your bank account through the Interbank Payment System (SPI) of the Central Bank of Ecuador.

What you should know before investing
- Who can invest with Ecadros?
- Any adult holding a valid Ecuadorian ID or passport. We also accept legal entities incorporated in Ecuador or abroad, subject to KYC and AML verification.
- What is the minimum investment amount?
- The minimum investment is USD 100 per deal. There is no maximum, but we apply regulatory limits per non-accredited investor in line with Ecuadorian regulations.
- How is my investment protected?
- Every loan is secured by a first-rank mortgage on the project's property, registered with the local Property Registry. In case of default, Ecadros manages the foreclosure on behalf of investors.
- What taxes apply to my yields?
- Interest income is subject to income tax withholding at source under Ecuador's Internal Tax Regime Law. Ecadros issues an annual withholding certificate downloadable from your dashboard.
- Can I withdraw my money before maturity?
- Real estate crowdlending is a fixed-term investment. Ecadros will soon launch a secondary market where you will be able to offer your position to other registered investors on the platform.
